Every spring the Valley fills up with $39 tune-up ads. Some are honest loss leaders. Many are a twenty-minute look-around designed to produce a replacement quote. The difference is simple and you can check it yourself: a real tune-up leaves behind measurements.
The measurements that should be on your invoice
These are the numbers that tell you how the system is actually doing, and how it's trending year over year.
- Supply and return temperatures, and the split between them
- Capacitor microfarad readings compared to the rating stamped on it
- Compressor and fan motor amp draw against nameplate
- Suction and liquid line pressures with the outdoor temperature noted
- Static pressure or at least a filter and airflow assessment
- Contactor condition and any pitting on the points
The physical work
Numbers only matter if somebody also did the maintenance. On a Valley system that means:
- Washing the condenser coil — dust here is the single biggest efficiency thief in Arizona
- Clearing and treating the condensate drain before monsoon humidity backs it up
- Tightening electrical connections that heat cycling has loosened
- Checking and replacing the filter
- Inspecting the disconnect, whip and any exposed line set insulation

A few tells: the tech spends more time at the thermostat than at the condenser, the visit produces no written readings, the conversation turns to a replacement quote inside fifteen minutes, or a part is declared bad with no measured value to back it.

Spring or fall — and why timing matters here
In Phoenix the cooling check belongs in March or April, before the first 100-degree week exposes a weak part when every contractor is already booked. The heating check belongs in October, which matters more in Anthem, Cave Creek and the higher north Valley than most people assume.
